We aim to cater for the needs of all visitors in our home based three-bedroom bed and breakfast. The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.
Local transport is good there is a bus service from Exeter, Plymouth or Newton Abbot. I can provide the local taxi numbers if needed.

Arrival & Car Parking Facilities
We are on the outskirts of the town please refer to our website for directions and a door to door map directions.
On Arrival to the property our entrance is on the left down Challabrook Lane. The drive is level, cars can drive right in.
No marked parking bays but there is ample room for all cars. The surface is level, flat and gravel.
We can assist guests with luggage.
The front door has one step 10cm high and the doorway is 107cm wide.
On entry into our home there is a vestibule 120cm by 256cm.
On entry to the hall there is one step 20cm high and the doorways is 86cm wide. There is seating provided in the hallway
The floor has original Victorian ceramic tiles.
Public Areas - General (Internal)
The sitting/dining room is on the same level as the entrance and is carpeted.
There are eleven steps - (of 18cm) to a half landing then six steps (of 18cm) - to the bedrooms and a hand rail on the right.
Room 1 (Delphinium room) has an en-suite.
Room 2 (Agapanthus Suite) has an en-suite.
Room 3 (Hydrangea room) has a large private bathroom a few paces across the hallway.
Breakfast is served in the sitting/dining room. There are no steps.
Furniture is flexible and can be moved on request. The table has under space and height of 74cm (legs come out from the centre of the table). Chairs can be moved to accommodate.
We do not play background music in any area of the B&B.

There is a local post office which stocks a wide variety of items about two minutes’ walk away.
Seating under the veranda at the front of the house.
Bedroom 1 The Delphinium Room – Bedroom door width 74cm. A double bedded room with three seater sofa. The bed is central in the room to achieve 96cm routes to either side in any combination.
Furniture is moveable on request. Beds are 65cm high but can be raised with blocks on request.
One three seat sofa 40cm high with footstool and chair 46cm high for the dressing table. Fitted short pile carpet on the floor. There is an en-suite shower room (see below for details)
Room 1 en-suite bathroom.
No wheelchair access. Door width 67cm opening outwards.
The shower cubicle has a step of 14cm high. The controls on the left wall. The pedestal wash basin has a curved front and has a pedestal. The basin is 89cm high. The toilet is 41cm high. The floor is tiled.
Bedroom 2 The Agapanthus Suite - Door width 80cm. Super king sized bed and a sofa bed. The bed is central in the room to achieve 61cm routes to either side in any combination.
Furniture is moveable on request There is an en-suite shower room (see below for details) The bed is 58cm high but one can be raised with blocks on request.
Fitted short pile carpet on the floor.
Room 2 en-suite
No wheelchair access
Door width 89cm wide opening inwards. Shower cubicle edge/step is 15cm high. The small pedestal washbasin is rounded at the front with a pedestal and 77cm high. Toilet is 40cm high. The floor is tiled.
Bedroom 3 The Hydrangea Room - Door width 79cm, private bathroom door 73cm. Double sized bed and two single beds. The double bed is central in the room to achieve 43cm at narrowist routes to either side in any combination.
Furniture is moveable on request
There is an luxury private bathroom 230cm across the hall (see below for details)
The double beds are 58cm high and the single beds are 63cm high

Room 3 Private Bathroom
Door width 73cm wide opening outwards. The Walk in Shower cubicle edge/step is 8cm high. The pedestal washbasin is rounded at the front with a pedestal and 84cm high. Toilet is 43cm high. The floor is tiled.
There is mobile phone reception. Guests are welcome to use our land-line.
We are able to use the front door and kitchen door in the need of evacuation. We will alert residents personally if evacuation is needed. Please let us know of any special requirements at the time of booking.
We are a no smoking building (smoking is allowed in the courtyard area). We can accept small items of food/medication for storage in our fridge by arrangement.

Directions to Bovey Tracey
From the A38 take the A382 direction Bovey Tracey. Turn left at the first roundabout in Bovey Tracey into Pottery Road, continue into Wallfield Road. At T-junction turn right into Brimley Road.
After approximately 300 yards turn left into Challabrook Lane, we are the 1st red brick house on the left as you travel down Challabrook lane.
